Purchasing apartments can be incredibly attractive - especially with the potential of several streams of passive income.However - during this pandemic, the uncertainty of the economy, and as time moves forward - wouldn't you like to know what apartment experts are doing now?During the May Monthly Meeting, the Utah REIA will be hosting a virtual panel of three apartment experts who will discuss what they are doing now to ensure their investing success. These investors are:
Paul Winterowd, Capital Advisor, Bonneville Multifamily CapitalPaul has originated over $100 million in multifamily loans and loves helping investors grow their portfolio.
Because housing is such a fundamental aspect of our well being, Paul has chosen to specialize in multifamily finance. As a owner of multifamily assets as well, he has a deep understanding of what his client’s needs are having experienced same the challenges and opportunities they do.
Paul strives to maximize clients’ returns by providing the best financing for their long and short term goals. Ultimately the philosophy that governs his business is to always do what is best for the client.
Because of his experience on the investing side of the business, it provides additional insight and empathy to what his clients needs are as they go through the financing process.
Lending capabilities include market rate and affordable apartment buildings, student housing, seniors housing and healthcare facilities. Multifamily loan programs include HUD/FHA, Fannie Mae (FNMA), Freddie Mac (FHLMC), Insurance Companies, CMBS, and a myriad of private capital and bridge lenders.
Paul has achieved the Mortgage Bankers Association “AMP” (Accredited Mortgage Professional) certification and will receive the CCIM designation in April of 2020. Earl Cline, Certified Investment Coach, Broker/Owner - Realtor, Summit Real Estate and Management
Mr. Cline has held an active real estate broker’s license for 25 years. He graduated from the University of Utah with a BS in Finance. He worked for California based property Management Company. Mr. Cline worked for a national developer of apartments, where he was involved with the acquisition, rehab, and repositioning of over 3,000 apartment units. As the Regional V.P, he supervised the properties in several of the Western States for a publicly traded R.E.I.T. that owned and managed over 80,000 apartment units. He supervised the construction and leasing of close to 200 units of Section 42 properties in East Idaho. Mr. Cline has been involved in construction management, real estate development and property management for the gambit of the real estate industry from multifamily housing, office, industrial, storage and retail properties. With his real estate experience, he was able to raise several million dollars last year through a private Reg. D offering to invest in Apartments. He has been training real estate investors for over ten years.

Tate Siemer, Managing Principal at GreenLight Multi-Family Properties, NREIA Benefits Expert for the Utah REIA
Tate Siemer is the visionary behind GreenLight Multi-Family Properties, which buys cash-flowing apartment buildings and improving them providing solid returns to its investors and well-being to residents. Tate's real estate roots extend back 15 years to when he bought his first owner-occupied multi-family property consisting of 2 houses on one parcel. He has since been a been a principal in over 35 flips, multiple “land deals” and small apartments. He’s also been an agent in over 40 investor transactions. He has a vision for sleek, clean, and modern remodel design elements which nicely allows for powerful re-branding and repositioning. Tate works with sellers, wholesalers, lenders, money partners, contractors, and many other contacts to coordinate a robust set of industry relationships. He serves on the Executive Board of the Utah Real Estate Investor Association, and enjoys helping fellow investors and entrepreneurs through mentoring and coaching. Tate's other passions include big-mountain skiing and mountain biking, music, and hiking with his dog, Joey.

This panel will be facilitated by:Jeff Rappaport, President of We Offer Options, VP of the Utah REIAI grew up in Utah since I was 8 years old. I went to the U of U for both undergraduate and graduate school. I have a 15 year old daughter that is the apple of my eye. I am very fortunate to share this journey of building a business with my best friend and love of my life, Rebecca Jensen.
I have been involved in real estate investing since 2000. I got started in real estate by ordering some books and tapes through an infomercial on TV. I built a successful business based on buy and holds by taking over debts (no qualifying for new loans) and putting no money down. I supplemented that part of my business with short sales. In 2006, I branched out into high end renovations, commercial projects and land. After the crash of 2008, I lost everything! I was totally out of real estate by the end of 2011.
In 2014, I began my second journey in real estate. I am primarily a wholesaler for the time being. I work in Utah and Idaho and may even look at branching out to other markets. Soon, I will be holding properties and will make commercial projects a bigger emphasis in my business.
I have experienced many of the highs and lows of real estate investing. I have a passion for teaching real estate to others and had a separate business where I did just that. I currently teach new investors through an Apprentice program I developed. I believe education is critical to any investor’s success and continue to soak up as much information as possible.
