One of the biggest benefits of using a 1031 exchange is the deferral of capital gains taxes. In addition, you can use what you would have spent on these taxes to increase a down payment and/or get into a nicer property.

At the January Utah REIA Networking Luncheon, Mr. Mike Smith, Operations Manager at US Title Insurance Agency (and oversees its 1031 Exchange subsidiary, US Title Exchange Company), will walk us through the basics of a 1031 exchange including:

* Basic steps of a 1031 exchange 
* Tax deferral and other practical benefits 
* The requirements for a valid 1031 exchange
* A brief overview of reverse 1031 exchanges

Mike is the Operations Manager at US Title Insurance Agency and oversees its 1031 Exchange subsidiary, US Title Exchange Company. He has worked exclusively in the title insurance and escrow industry for 25 years. Prior to joining US Title, Mike managed a large Utah title insurance agency and worked in the industry as legal counsel and as an underwriter. Mike also served as legal counsel for a national 1031 Exchange company. Mike earned a B.A. degree from Utah State University and received a J.D. from the University of California, Hastings College of the Law. Prior to starting in the title industry, Mike worked for large law firms in Salt Lake City and San Francisco. Mike speaks regularly to professionals about various topics involving real estate, including 1031 Exchange transactions.
