When it comes to real estate, there are obviously differences in the quality and customization of the components that go into each property.


For example, if you have a four-plex, you could pick out the same color paint, same faucets, same door knobs, and same carpet for each unit with each tenant being equally satisfied.

However, what about single family homes? Couldn't you also use this same methodology? Maybe, but maybe not. Especially if the neighborhood dictates a certain quality, or perhaps there are rules set forth by an HOA or a city.

MORE ABOUT STUART FOX:
Stuart's interest in real estate investing began in the early 80s when his dad flipped a home, bought some rental properties and did a few hard money loans. Stuart would go along with his dad to collect rent payments, work on the house flips and break out the P&I on monthly loan payments received. In 1995, he started full time as a loan officer and got into flipping homes and hard money lending soon after. Since 1998, when he bought his first flip, Stuart has been involved with over 1,000 real estate transactions. Today he focuses on rehabbing homes in 3 states, managing his rental portfolio and providing hard money loans to other investors. When not doing the REI thing - he spends time with his wife, kids and grandchildren.

MORE ABOUT BRIAN PITCHER:
Brian grew up in Coeur d’Alene Idaho where after high school graduation in 1996, he went to North Idaho College for a year and a half. It was then he decided to serve an LDS Mission and went on to
serve the people of Santa Maria, Brazil for the next two years. 

Following his Mission, Brian attended BYU-Idaho for a year, BYU-Hawaii for a year, and then finished up at the University of Utah with a degree in Spanish in 2005. It was while attending the U of U that Brian received his license in real estate.

In the crash of 2008, Brian owned 7 doors. During this time, he sold off 4 of them, short sold 2, and kept the one he was living in. Those were rough years, but did make it without filing for bankruptcy. Ironically it was during those years that Brian learned how to negotiate short sales and ended up negotiating several hundred with the banks. Many of those were his own listings but many were with other agents. Brian ended up carrying an average inventory of 50-60 listings at any given moment during the crash. It was also at this time that Brian started flipping properties.

In 2013 Brian saw that short sales were going away as the market improved. It was also at this time that he found out that he had a brain tumor. It is a condition called Acromegaly--like Tony Robbins. He had 2 surgeries that summer to remove the brain tumor. As a result of this experience, he looks at life in a completely different light. The time is NOW to do what you want, not LATER.

Although he was a top producing agent for Utah he decided to phase out and find something where he didn’t have to work nights and weekends. After venturing into a few arenas, he came back to real estate and learned how to flip houses in volume.

Since 2014, Brian has been ramping up his home-flipping business every year and there are no signs of slowing down. In fact, he is on track to complete over 50 deals this year.

Brian is married and has 2 little girls ages 7 and 9. They are the reason he quit being a realtor. He tries to be there for them every chance he gets as in his words, “The grow up quick!”
