The most obvious and general benefits of hard money are speed and flexibility. 

However, if you've never used hard money before, the thought could be a little scary....especially when looking at the rates.

Josh started investing in Real Estate 15 years ago. He had the great experience of riding the last real estate wave up to its 2008 peak and all the way down into the depths of the great recession. With perhaps a little bit of luck and some conservative principles in his investing, not one of his private investors lost money during any of their projects! By following sound investing principles and executing a solid due diligence he has been able to minimize the risk of his real estate investing. He loves to share his experiences in investing while at the same time learning from those he is teaching. Josh's ultimate goal is to completely exit the rat race and help others do the same! Also on his bucket list is to speak 5 languages (he is currently working on his 3rd). His favorite hobby is spending time with his wife and children. Having grown up overseas Josh loves traveling, playing soccer and anything outdoors. His greatest lessons applied from last year are: Do not operate out of fear and take the time to review your life, adjust then look to the light of the future.
