MORE ABOUT DOUG LARSON:  Douglas A. Larson is first a husband and a father of three awesome, adopted children. Doug spends all the time he can with his family, sometimes away on an exotic adventure, but most often close to home in Utah, enjoying the simple things in life, like watching a neighborhood kid mow his lawn on the weekend while Doug also watches football.
Doug left the traditional workforce 13 years ago to become a a full-time Real Estate Investor. He has regretted that decision only a few times during the last decade or so. Doug attended three colleges, but eventually graduated from the school of hard knocks, majoring in “reinventing the wheel.”
Despite overwhelming odds, Doug has been able to create a nice, 6-figure so-called "passive income stream" with real estate and other investments. However, Doug has learned that "passive income" is not always passive and sometimes is not even income. Doug has also been able to create a solid, seven-figure net worth but, if the US experiences another housing market crash, he will likely need to move to Guatemala to enjoy the retirement of his dreams.
Doug is not a big-time Real Estate mogul. No mansion or Lamborghini. No multi-family properties. No commercial. It's only Doug and his wife. She does the bookkeeping, and also tempers Doug's enthusiasm when he is overly-optimistic about a big, hairy project. Doug finds the deals and finds the funding for the deals and manages renovations. Doug uses subcontractors for much of the labor on renovation projects but doesn't have employees or benefits packages or payroll. It's literally a Mom and Pop shop. Doug has 11 income properties right now and 6 of them are free and clear. They generate a total of $13,800/mo income. Doug also fixes and flips 3-5 properties per year, sometimes out of state, just for fun.
Doug's philosophy is NOT about collecting a certain number of doors or trying to 10X his life or juggle many concurrent projects. It's more about monthly cash-flow from rentals and the right, balanced lifestyle.
In Doug's former life (before real estate) he was involved in healthcare, but he quickly realized that almost every position in every business is really about sales, marketing and relationships, from the bottom to the top. Even though Doug is inherently lazy, he realized that working smart AND sometimes working hard are the keys to success in almost every aspect of life. One of his favorite quotes, attributed to Coleman Cox in 1922 is is "I am a great believer in luck. The harder I work, the more of it I seem to have."
